What's included in the sales price?
Each home we build will have a complete description of every detail of the home including construction materials descriptions and finish materials descriptions. The price we provide includes the cost to build the home on your lot. The only variables will be the cost to install lot improvements such as water access, sewer or septic installation, grading, landscaping, and driveway. Your local building consultant will guide you through the process of putting all these details together in one simple form.
Can you help with land?
We have established relationships with Realtors and other land professionals in the area where we build. If you don't already have a location, we can certainly help you find one. Contact your local building consultant for a list of land providers.
Can you help with financing?
Yes! One one of our partners has over 20 years experience in the mortgage business and we have excellent financing resources to help you obtain the loan you need to build the home of your dreams. Contact your local building consultant for more information on how we can help you obtain low cost financing.
Can I finance my land in my home loan?
Most lenders allow and encourage financing the land with the home.
Where do you build?
SOUTHSTAR Custom Builders currently builds in all South Carolina counties, the piedmont of NC, and the upstate of GA.
Can I walk through a floor plan that is not at your Showroom?
Most of the homes we build are created specially for our clients. We do not have model homes. This helps us keep our operating expenses low and allows us to provide the lowest cost to build your new home. We may have a home that is under construction that you can walk through to see how we build. Contact your local building consultant to see what we have to show.
Can you build my own floor plan?
If you have a specific home you want to build, bring us your floorplan. We will bid on building the exact home you want. As an option, you may want to see if we can match your floorplan to one we have already built. By doing this we can help keep the cost down and avoid budget overruns. Contact your local building consultant to schedule an appointment and bring in your plan.
Do you use name brand products?
We use only reputable named brand products that have historically shown superior performance for our clients. Some of the manufacturers we use include Hardie Board, Moen Faucets, Atlas shingles, Mohawk and Armstrong flooring, Formica, and Wilson Art Counter Tops, Thomas Lighting Products, Sherwin Williams Paints, Merrilat and Marsh cabinets, Kenmore, Whirlpool, GE and other major name brand products.
How many plans do you have?
SOUTHSTAR Custom Builders currently offers over 100 floor plans for our customers to choose from. Many plans offer 3 different exterior elevations for more choices for you. Contact your local building consultant to view the home plans we already have.
Do you warrant your new homes?
Yes. We provide a 1 year fit and finish cosmetic warranty at no cost and all state required warranties. In addition, many of our suppliers provide warranties on the products in the home such as appliance warranties.
When does construction begin?
The construction begins as soon as we meet some basic requirements:
1.Drafting and receiving final customer approval of building plans and contract 3.Sub-division architectural approval (if applicable) 4.Satisfaction of local government approval for septic system and building permits 5.Close the construction loan or collect a 20% down payment from cash customers
